What platforms can see

A large OTA can connect searches, clicks, wish lists, messages, prices, bookings, cancellations, reviews, and repeat travel across many operators and markets. That data improves ranking, merchandising, fraud systems, support, and advertising.

The operator receives the reservation context needed to perform the stay, but the marketplace retains the broader cross-platform behavior and account relationship.

What direct operators can see

A direct operator can connect acquisition source, property questions, checkout, stay operations, service recovery, and repeat behavior within its own business. That information can improve the guest experience and channel economics.

The smaller scale is a limitation for broad market intelligence but an advantage for property-specific service depth.

The EU data framework

Regulation (EU) 2024/1028 establishes rules for collecting and sharing data relating to short-term accommodation rental services. The official summary says it applies from May 20, 2026.

The framework addresses host registration procedures, registration numbers, and platform reporting where member states maintain registration systems. It is not a universal permission to operate; local rules remain important.

Responsible first-party data

Collect the minimum information required for booking, safety, service, legal compliance, and consensual marketing. Define retention, access, deletion, and breach processes.

Direct ownership of data is not automatically a benefit to the guest. The benefit appears only when control produces clearer consent, better service, and accountable handling.
